• Procedures

There are many differences between the  procedures for purchase and sale of property in the United States from those in  the United Kingdom. For instance, if an offer to purchase is made in writing, it will be a binding contract if accepted in writing. The property seller pays a commission both to the real estate listing agent and to the agent bringing the buyer. There are a few costs paid by the buyer when the sale is completed (closed) such as Title Insurance and Mortgage originating fees etc. Kathy can explain all these details so there are no surprises

• Multiple Listing System (MLS)

Properties for sale with all the many different real estate agencies throughout Naples are entered on a computerized Multiple Listing System (MLS). This enables Kathy to search within your criteria for area, price range and other factors  and return details and photos of properties that might interest you very quickly

Some clients are purchasing a home in Naples which they will only use for a few weeks each year and they hope to let the house when not in use by their family. When purchasing with this plan in mind it is important to check for deed restrictions including any limit on the number of times the property can be leased per annum and the minimum length of lease.
